With so many houses on the market these days and seemingly so few qualified buyers, your home must  stand out from the competition.  Wouldn’t you agree?  So how do you make your home stand out so potential home buyers can’t wait  to see yours?

Home buyers have changed the way they search for houses over the past 5 to 10 years.  The marketing techniques used even a few years ago are not very effective anymore in today’s market, even though many real estate agents still use them.


The National Association of Realtors has recently said that over 85% of today’s home buyers use the internet to search for a home.  Some recent expert’s reports say that number is even higher.  I’ve heard as high as 93%!


The Internet has all but replaced newspapers as the main source of information.  Certainly it has changed the way buyers search for houses.


Newspaper readership is way down and newspaper advertising costs are way up.  The cost vs. effectiveness of Newspaper advertising has made it impractical as a means to market a home. 


In fact, the largest real estate companies in virtually all major markets have eliminated newspapers as a means to market their listings in favor of investing their advertising dollars in technology and producing more effective online marketing.


It’s easy to understand why.  Would you search in a newspaper or a Homes Magazine where all you get is a one or two-line ad that goes something like this:


Pleasantville 1234  W Sweet St. $279,900 3 Br/2 Ba. #36541 Joe Agent  (414) 555-4321 x1234


Now, mix it in next to hundreds and hundreds of others just like it.  It really doesn’t stand out much and make you want to take a look, does it?


If you look in a Homes Mag, you usually get a little picture of the house along with a picture of the listing agent - - - Wow!  The main purpose of a Homes Magazine is to market the agent, not the house! If, by chance, you do call on it, either it’s not what you’re really looking for, or it’s no longer available, however, you did get a chance to talk to the nice agent!


OR . . . In less than a minute, you can go to your computer, narrow down your search to exactly  what you’re looking for, and see everything  that’s available that matches your needs, and get ALL the details, and  you can see what it looks like on the outside, AND on the inside!

That’s how today’s home buyer looks for a home.



If this is true, wouldn’t you agree that the real “First Impression” a potential home buyer gets of a home that’s for sale is by the quality and number of photos on the internet and the quality of marketing materials used to market the home?


What’s happening is that home buyers look online, and eliminate what they have no interest in seeing.  They will only look at homes in person when they see something they like online.  It eliminates buyers wasting your time looking through your house when they wouldn’t have bothered if they’d only “seen” the inside first.


The good news is that most of today’s home buyers are already “Pre-Screened” by the Internet!  Buyers that have seen a beautiful photo presentation of a house online, and like it enough to schedule an appointment, are usually already very  serious about the house they want to see in person.


If a house isn’t easy to find on the internet, or doesn’t have any  pictures, or not enough pictures, or worse yet, poor quality pictures (as many homes do),  it will either be passed over completely, or looked at negatively by most potential home buyers, as well as other agents.


Realtor.com reports that a home listing that includes a virtual tour receives 78% more views than a home listing without a virtual tour . . . It's THAT important!


High Quality Marketing is the bait that lures potential buyers and creates that all important
"Positive First Impression”

I firmly believe that to make your home stand out from the others on the market, you must use marketing materials that stand out and make your home look very appealing!


Marketing materials entice a potential buyer to want to take a closer look, or it causes them to eliminate it from the list of homes they’d like to see.  Buyers don’t want to waste their time either.
